By accessing or using Estatya you agree to these terms. If you do not agree, do not use the platform.

What Estatya is

Estatya is a rental listing and information platform serving renters and landlords across the United States, with Virginia as the launch market. We are not a real estate broker, agent, property manager, or law firm. We do not represent landlords or renters, do not negotiate leases, and do not handle escrow or rent payments. Listings are provided for informational purposes to help you find and evaluate rentals.

Listing information

Some listings are seeded from public records and licensed third-party data sources. That data may be incomplete, out of date, or inaccurate, and rents and fees can change. Verify all details directly with the landlord or property manager before relying on them. Estatya does not guarantee the availability, condition, or terms of any listing.

No legal advice

Nothing on Estatya is legal advice. Any document templates we provide are blank forms you complete yourself; we do not select clauses for you, fill them in, or explain their legal effect, consistent with Virginia rules on the unauthorized practice of law. Consult a licensed attorney for legal questions.

Acceptable use

Do not post false, misleading, or fraudulent listings or inquiries.
Do not scrape, overload, or attempt to disrupt the platform.
Do not use the contact form to send spam, solicitations, or abusive content.
Do not use Estatya to discriminate. All activity must comply with the federal Fair Housing Act and all applicable state and local fair-housing laws.

Fair Housing

Estatya is committed to equal housing opportunity. Listing content is written by landlords and scanned for prohibited language; discrimination based on race, color, religion, national origin, sex, familial status, disability, sexual orientation, gender identity, military status, or source of funds is prohibited.

Tenant screening

Tenant screening, if used, is performed by our licensed screening partner, an independent consumer reporting agency, under its own terms and the Fair Credit Reporting Act. Estatya does not receive or process background-check or credit data.

Disclaimers and liability

The platform is provided “as is” without warranties of any kind. To the fullest extent permitted by law, Estatya is not liable for indirect, incidental, or consequential damages, or for any dealing between renters and landlords. Your sole remedy for dissatisfaction is to stop using the platform.

Changes and termination

We may modify these terms or suspend access at any time. Continued use after a change constitutes acceptance. We may remove listings or accounts that violate these terms.

Governing law

These terms are governed by the laws of the Commonwealth of Virginia, without regard to conflict-of-law rules. See our Privacy Policy and Cookie Policy.
