What is True Monthly Cost?

True Monthly Cost is the sum of a unit's base rent and every required recurring fee — water, trash, admin, pet, parking, HOA pass-through — displayed on the listing before you apply. Estatya requires landlords to itemize these fees so the advertised number is the number you actually pay each month.

How do I contact a landlord?

On any listing page, click "Send inquiry." Your message goes directly to the landlord's email or SMS. Estatya does not resell your contact details to third parties, and landlords receive your inquiry without it being shared with other listing platforms.

Can I save listings?

Yes. Sign in (free) and click the bookmark icon on any listing to save it. Your saved listings are available at /saved so you can compare properties across sessions.

For Landlords

How do I list my property?

Create a free Estatya account and go to Owner listings in the navigation. Fill in your property address, upload photos, enter base rent, and itemize every required fee. Once you submit, your listing enters a brief automated review (typically a few minutes) and then goes live. You can edit or unpublish at any time from your dashboard.

How are renter inquiries delivered?

Inquiries arrive by email and optionally by SMS (if you add a phone number). Each inquiry includes the renter's message and contact details. Estatya does not charge per inquiry, does not sell renter leads to other landlords, and does not forward inquiries to competing platforms.

Can I edit or unpublish a listing?

Yes. From your dashboard at /dashboard, click any active listing and choose Edit or Unpublish. Changes go live immediately after saving. Unpublishing removes the listing from search results but preserves the data so you can republish later.

Is Estatya free for landlords?

Yes, always. Creating an account, publishing listings, receiving inquiries, and accessing your dashboard are all free. Estatya does not charge a listing fee, a success fee, or a monthly subscription. Optional premium features, if introduced, will be clearly labeled.

How do I sign up?

Click "Sign in" in the top navigation and choose your preferred method — email + password, Google, or Apple. Your credentials are handled by a dedicated authentication system and are never stored on Estatya servers. Account creation is free for both renters and landlords.

How does Estatya keep my account secure?

Authentication is handled by a dedicated, industry-standard identity provider — Estatya never stores passwords, one-time codes, or session tokens in its own database. Multi-factor authentication and session management are built in. You can manage your account security settings directly from your profile.

How does tenant screening work?

When a landlord requests a background check, Estatya hands off to our licensed screening partner, an independent consumer reporting agency. The renter completes the screening process on our screening partner's platform and the landlord receives the report directly from them. Estatya never sees, stores, or processes credit reports, criminal history records, or Social Security numbers.

Is my personal data safe?

Estatya is architected to minimize data exposure: login credentials are stored by our authentication provider (not on Estatya servers), screening data is handled by our licensed screening partner (not Estatya), and Estatya never stores Social Security numbers or payment card data. Listing photos are stripped of EXIF metadata — including GPS coordinates — before storage. All connections are encrypted in transit and at rest.

Listing Rules & Trust

What fee disclosures are required on listings?

Estatya requires landlords to itemize every required fee — application, admin, pet, parking, HOA pass-through, and any other recurring charge — before a listing is published. The itemized breakdown appears on the listing page so renters can verify the numbers match the lease. In Virginia, this requirement aligns with the VRLTA amendments effective July 2025, which mandate written fee disclosure on the first page of any lease. Estatya's platform enforces disclosure at publication regardless of state.

How do I report a suspicious listing?

Use the "Report this listing" link on any listing detail page, or email [email protected] with the listing URL and a description of the concern. Common fraud signals include requests for payment before a showing, prices significantly below market rate, and landlords who refuse to meet in person or show the unit. Estatya reviews every report, typically within one business day.

What is the Verified badge?

The Verified badge indicates that a landlord has completed Estatya's identity confirmation step — providing a verifiable contact method and acknowledging the platform's fee-disclosure and fair-housing requirements. It signals that the listing was created by a real, accountable person, not a bot or a scammer. Verification is self-serve and free.

How is Estatya different from Zillow or Apartments.com?

The core difference is fee transparency and direct contact. Zillow and Apartments.com display base rent; fees are buried in the listing body or disclosed only at application. Estatya requires itemized fees up front and rolls them into True Monthly Cost. Estatya also does not resell renter inquiries to other landlords or third-party lead brokers — your inquiry goes to the listing landlord only.
